  • Private Line Homes is a membership-based home concierge service. We manage, coordinate, and oversee home services on your behalf so you don’t have to spend time scheduling, following up, or troubleshooting.

    We serve as a single point of contact for your home.

  • Yes.

    At this time we are currently only servicing Palm Beach County, FL and will hopefully be expanding to other parts of Florida and nationwide in the future.

  • Your membership includes:

    • A dedicated home concierge

    • Home inventory and service planning

    • Proactive maintenance scheduling

    • Vendor coordination and oversight

    • Priority access to vetted local service providers

    • Single-point billing and follow-up

    • Assurance work was completed to the highest standard

    • 2 complimentary ‘proactive services’ of your choice each year

    The membership covers management and coordination, not the cost of repairs or services themselves.

  • No. Services such as plumbing, HVAC, electrical work, or detailing are billed separately.

    Before any work is performed:

    • Scope and cost are reviewed with you

    • You approve the work in advance

    There are no surprise charges and you will be billed the same (or less) than if you contracted the work yourself with the vendor.

  • We do not inflate labor or material costs. If anything, our relationships with the service companies will drive the prices to our customers lower.


    Our role is to manage the process and ensure quality, not to replace or compete with skilled trades.

  • All work is performed by licensed, insured, and vetted local service providers.

    Private Line Homes does not perform trade work directly.

  • Yes. Private Line Homes carries appropriate business insurance, including general liability and professional liability coverage.

    All service providers we work with are required to carry their own licensing and insurance.

  • If an issue arises:

    • Your concierge manages follow-up and resolution with the home services company

    • We coordinate directly with the service provider

    • We stay involved until the issue is addressed

    Our role is accountability and oversight.

  • Yes. If you have trusted providers you prefer, we’re happy to work with them where possible, provided they meet basic licensing and insurance requirements.

  • Our contract periods are 12 months long, either billed monthly, or in full at signing where a discount will be provided.

  • This is a year round service designed to support full-time residents, seasonal homeowners, and clients with multiple properties.

    We can prepare your home for arrival, departure, and extended absences.

Important Disclaimers

Nature of Service

Private Line Homes is a management and coordination service only.
We do not perform construction, repair, or trade services directly.

Independent Contractors

All third-party service providers are independent contractors, not employees or agents of Private Line Homes.

Each provider is responsible for their own work, licensing, insurance, and compliance with applicable laws.

No Warranty or Insurance Replacement

Private Line Homes is not a warranty company and does not replace homeowners insurance, service contracts, or manufacturer warranties.

Approval Required

No service work is performed without your prior approval of scope and cost, except in emergency situations where you have authorized us to proceed.

Limitation of Responsibility

While we take care to vet providers and oversee service coordination, Private Line Homes is not responsible for:

  • The workmanship of third-party providers

  • Delays outside our control

  • Manufacturer defects or pre-existing conditions

Our responsibility is limited to coordination, communication, and oversight.

Payment Handling

Payments are processed with your authorization.
Service providers are paid promptly once work is completed.

Confidentiality

Client information, property details, and access instructions are treated as confidential and handled with discretion.

Updates to Terms

Private Line Homes reserves the right to update policies, procedures, and service terms as the business evolves. Members will be notified of material changes.
